Overview
The TRNKEY and Dotloop integration sends your clients to TRNKEY as leads when a loop goes under contract. It sends a lead only for the side you represent: a buyer lead, a seller lead, or both on a dual agency loop.
A loop is sent when:
- Its status is Under Contract or In Progress, and
- It has a closing date.
How do I set up my Integration?
- Log into API Nation.
- Go to the TRNKEY page by searching for TRNKEY in the Applications Marketplace, or by clicking on this link.
- Search for Dotloop, or click on this link.
- Find "Loops (Dotloop) to trnkey Leads" and press "Activate".
- On the next screen, press "Add a New Account" and type in the email address you use to sign in to TRNKEY. A password is not required.
- On the next screen, select an existing Dotloop connection and click "Connect", or press "Add a New Account" and sign in to Dotloop.
- Continue to the next page to finish. Your integration is now set up.
Workflow Settings
You can change which loops are sent to TRNKEY.
Dotloop-based Filters
- Sync all Loops: If selected, all loops in Dotloop (allowed by the other filters) are checked, starting with the oldest.
- Select Profile(s): Only loops from the selected Dotloop profiles are sent. By default, all profiles are included.
- Select Loop Statuses: Only loops in the selected statuses are read. Leads are still only sent for loops that are Under Contract or In Progress.
- Sync Loops From: Only loops updated after the selected date are sent.
- Fetch loops participants: Keep this on. The integration needs each loop's participants to find the clients and agents.
Filter
The integration includes a filter that only lets through loops that are Under Contract or In Progress and have a closing date. You can add more rules. Select "Advanced Mode" and "Add Filter". Each filter you add is one more requirement a loop must meet to be sent.
A filter has three parts:
- On the left is the field the rule checks.
- In the center is the rule, chosen from a dropdown menu.
- On the right is the value, such as text or a date.
Fields
These fields are sent from Dotloop to TRNKEY:
- Vendor ID: The loop ID, followed by "b" for a buyer lead or "s" for a seller lead.
- First Name, Last Name, Email, Phone: From the buyer (or tenant) on a buyer lead, or the seller (or landlord) on a seller lead.
- Additional Contacts: Any other buyers or sellers on the same side.
- Street, City, State, Postal Code, Country: From the loop's Property Address. "USA" is sent as "US".
- Closing Date
- Referred By: The agent on the side you represent. The loop owner comes first.
- Associated Agent: The loop's Transaction Coordinator. If there is none, the loop's Admin. If there is neither, the next agent on your side.
- Additional Associated Agents: Any other coordinators, admins or agents on your side.
- Company: Set to "Dotloop".
- Lead Source: Set to "Dotloop".
FAQ
Q: Which side does a loop count as?
A: The loop type decides. Purchase and lease offers are buyer leads. Listings for sale or lease are seller leads. If the loop type does not say, the loop owner's role decides. If you represent both sides, two leads are sent.
Q: I updated my loop in Dotloop. When does it sync?
A: The integration runs every 15 minutes and picks up changes at the start of each run.
Q: I turned on "Sync all Loops". Why are my older loops taking a while?
A: Each run checks a few loops at a time, oldest first. A large history can take several hours to finish.
Q: Why was my loop not sent?
A: Check that the loop is Under Contract or In Progress, has a closing date, and has a buyer or seller with a name on the side you represent.
